Where is the site located?
The site is located on the western edge of Baston. It is bordered by Greatford Road to the north, Deeping Road to the east and King Street to the west.
Why is the site being proposed for new homes?
The site has been identified as a draft allocation in the emerging South Kesteven Local Plan, meaning the Council has recognised its potential to accommodate new homes in the future. South Kesteven also needs to deliver more than 900 new homes each year to meet demand, with over 1,000 households currently on the housing waiting list.
What does ‘draft allocation’ mean?
A draft allocation means the Council has signalled, through its emerging Local Plan, that the site is suitable in principle for new housing. It is not a final decision, but it indicates that the site is being actively considered as part of the area’s long-term strategy for growth.
What is an outline planning application?
An outline application is used to agree the principle of development, including aspects such as the amount of housing, access points and the broad layout of the site. It does not include detailed designs of the homes or landscaping.
How are infrastructure improvements implemented?
As part of the planning application, local infrastructure such as roads, schools and healthcare services has been assessed. Where improvements are required, these will be secured through planning obligations and delivered alongside the development.
Will there be affordable housing?
Up to 30% of the homes on the site will be affordable housing (85 homes), helping to meet local needs. This could include a mix of social rent, affordable rent and shared ownership. The exact mix will be agreed with South Kesteven District Council.
How will local roads be affected?
Transport specialists have assessed the potential impact on the local road network as part of the planning application. The proposals include new access points, improved walking and cycling routes, and new pedestrian crossings on the A15 (Deeping Road) and Main Street (near School Lane) to improve safety and connectivity.
What impact will the development have on local schools and healthcare?
As part of the planning application, the capacity of local schools and healthcare services has been assessed. Where additional demand is identified, financial contributions will be secured through the planning process to support investment in local schools, healthcare provision and community facilities.
How are you managing drainage and flood risk?
Specialist engineers have assessed how drainage can be safely managed across the site. A sustainable drainage system (SuDS), including features such as swales and basins, is proposed to manage surface water and reduce flood risk.
What green spaces are being proposed?
The proposals include around 18 acres of public open space (approximately 45% of the site), including allotments, a community orchard, play areas and new planting. Existing landscape features will also be retained and enhanced where possible.
How will wildlife and biodiversity be protected?
Environmental surveys have been undertaken to understand existing habitats and species on the site. The proposals include measures to protect and enhance biodiversity, including new planting, green corridors and habitat creation. The scheme will deliver a measurable biodiversity net gain.
When will construction start?
If the outline planning application is approved in 2026, a reserved matters application providing details on matters such as the appearance of housing and landscape would follow, likely in 2027. On that basis, we would not expect construction to commence until late 2027 or 2028.
