Delivering local needs and priorities

We understand the importance of ensuring that new homes are supported by the right infrastructure. The proposals have been designed to deliver benefits for both new and existing residents, alongside investment in local services and facilities.

As part of the planning application, we have engaged with key stakeholders, including the Parish Council, to understand local priorities and ensure the proposals respond to the needs of the community.

Investing in the future of Baston

The proposals include:

  • Up to 283 new homes in a range of sizes and tenures.
  • 30% (85 homes) affordable housing, helping to meet local need.
  • Around 45% of the site as open space, including community green space, allotments, orchards, play areas and biodiversity enhancements
  • Retention and enhancement of the northern Public Right of Way, improving connections for walking and cycling
  • New and improved walking and cycling routes, providing better access to local facilities including Baston Primary School and the village centre
  • Improvements to local highways, including the pedestrian crossings on the A15 (Deeping Road) and Main Street (near School Lane)
  • Financial contributions towards local infrastructure, including schools, healthcare and community facilities
