Responding to local needs
People’s housing needs are evolving. South Kesteven has an ageing population, with more residents living independently for longer and often looking for homes that are easier to maintain or adapt. At the same time, more people are renting, more adults live alone, and household patterns are shifting compared with previous decades.
This sits against a wider backdrop of demand. South Kesteven needs to deliver over 900 new homes each year to keep pace with local demand, and more than 1,000 households are still on the Council’s affordable housing waiting list. Behind these figures are individuals and families at different stages of life – younger people seeking a first home, families needing room to grow, and older residents wanting a home that suits later life.
To help meet this need, the site has been identified as a draft allocation in the emerging Local Plan, recognising its potential to accommodate new homes.

Housing mix
Homes for all
We are still in the early stages of formulating our plans for the site, but we are committed to delivering a varied mix of homes that caters for a range of local needs. This could include:
- Smaller properties and bungalows suitable for first-time buyers and downsizers.
- Larger properties for growing families.
- Homes designed to adapt to changing needs over time.
The detailed mix and appearance of the homes will be set at a later stage, once further design work has been completed. We are keen to hear from the community to understand what types of homes you feel are most needed locally.

Affordable housing
Helping people to find secure, long-term housing
Over the last 20 years, UK house prices have grown by an average of 74%. For many households, this has made it increasingly difficult to access a suitable home close to family, work, or support networks.
Up to 30% (84) of the new homes we are proposing will be made available as affordable housing. This will help meet local need by providing secure, good quality homes for residents who may otherwise struggle to access suitable accommodation, reflecting the priorities set out in the South Kesteven District Council Housing Strategy to support safe, sustainable living and healthy, independent communities.
Affordable housing can include a range of options, such as:
- Homes for rent at below-market levels.
- Shared ownership, where residents buy a share of their home and pay rent on the remainder.

Sustainable design
Building low-carbon, energy efficient homes
Sustainability is an important focus for the proposals. The intention is for every home to support low-carbon and energy-efficient living, helping to reduce running costs for future residents and contribute to wider environmental goals.
Our approach includes:
- Energy-efficient design – with high levels of insulation and layouts that make the most of natural daylight.
- Low-carbon technology – solar panels and air source heat pumps to generate renewable energy and reduce emissions.
- Efficient water use – water-saving fixtures and systems designed to reduce consumption and improve sustainability.
- Sustainable construction – responsibly sourced materials and measures to reduce waste during construction.
- Future-proofing – homes designed to cope with changing weather patterns, improving climate resilience in the long term.
